How One ADA’s Determination Exposed a Countywide Fraud Scheme and Sparked Reform

When Assistant District Attorney Jeremy Johnson investigated what seemed like a simple property deed fraud case in late 2022, he could have closed the file after one victim. Instead, he kept digging and uncovered a sophisticated deed fraud scheme that had victimized homeowners across Bibb County.

Going Beyond the Surface

A homeowner returned to her second residence to find it stripped bare with a realtor’s lockbox on the door. Somehow, her home had been fraudulently transferred to Angela Jessie Spradley, a complete stranger. Rather than stopping at that single report of a crime, Johnson launched a comprehensive review of property records. His initiative revealed the shocking scope: five fraudulent deed transfers, with three homes already sold to unsuspecting buyers for $7,500 each. Four victims didn’t even know they’d been targeted. “This case exemplifies our office’s commitment to pursuing justice beyond the surface level,” said District Attorney Anita R. Howard. “ADA Johnson’s thoroughness was critical to uncovering the full extent of the crime.” Spradley was sentenced to five years in prison plus 25 years’ probation after pleading guilty to 32 counts including identity fraud and forgery. This conviction lead to legislative change and also put ADA Johnson’s name in the headlines most notably in an Atlanta News First investigative report titled “Stolen Home.”
